Black Friday Comes Early This Year
After struggling with supply chain issues and inventory shortages during the pandemic, retailers set out to ensure they had enough stock on hand as the economy recovered.
It turns out they may have overcorrected. In our Summer 2022 issue, we predicted the economy would be cooling off. The Federal Reserve’s raising interest rates, combined with continued geopolitical uncertainty, have resulted in a slowing economy.
Meanwhile, retailers are now concerned about excessive inventories in the face of higher interest rates and a slower market. The higher interest rates are impacting purchasing power, from making credit card debt more costly, to increasing mortgage payments. Discretionary income is going to narrow in the face of all this.
Rightfully so, retailers are concerned. So look for Black Friday type sales to occur between now and the end of November.

Kathleen Rose Appointed Chair of Top Ten Committee for CRE
Congratulations to Kathleen Rose, who was appointed Chair of Top Ten Committee for CRE. This committee confers the annual Top Ten Issues Affecting Real Estate®. Conversations about the issue begin in January and the report is typically released in June. You can find the recent Top Ten report on CRE’s website.
ADVISORY PROJECT UPDATES
Kathleen Rose’s appearance as a panelist for the Iredell EDC Annual Meeting served as a great kickoff for the work Rose Associates is doing with Iredell County. Rose Associates is teaming up with Clarion Associates to work on an updated Comprehensive Plan that will inform the 2030 Horizon Plan. The 2030 Horizon Plan (PDF) was selected by the North Carolina Chapter of the American Planning Association (NCAPA) to receive the 2010 Marvin Collins Outstanding Planning Award for a Comprehensive Plan. This award is given annually by the NCAPA to projects that show innovation in planning theory and practice, and significant advances in the Planning Field. Local conditions have changed significantly since the plan was adopted in 2009, particularly substantial growth in residential housing and industrial development.

Rose Associates is working on both these plans with strategic partner McAdams.
Rose Associates’ work also continues on the corridor study for US 70 West Corridor in Orange County. Working with VHB, the Rose team is considering transportation and real estate impacts from the region’s continued growth.
