Growing Local Economies through Robust Healthcare Infrastructure
In our summer issue, Karen Bentley focused on healthcare infrastructure and its impact on the local economy. In this follow-up Part 2, the focus shifts to economic development and land use planning concerns and considerations beyond the delivery of bricks and mortar and healthcare services.
In North Carolina, every County’s Public Health Department must conduct a Community Health Needs Assessment every 4 years. However, this is often done outside of the lens of land use planning or economic development considerations. At Rose Associates, we believe that land use planning and economic development strategies are important ingredients in the ecosystems of healthy communities. Our goal through this analysis is to help our clients “connect the dots” around the importance of a more holistic view of the communities in which they work. To assist us in that analysis, we offer a Community Health Scan to our clients among our menu of services. Here are some of the elements we consider in conducting this analysis:
- At-risk population profile – variables such as population over the age of 65, number of households below the poverty level, and language other than English as the primary language.
- Healthcare and insurance statistics – examples include, annual healthcare expenditures, types and percentages of health insurance coverage, and percent of adults who exercise 2+ times/week.
- Medical expenditures by age, insurance type, and coverage type.
The Community Health Scan, along with the subsequent analysis conducted by Rose Associates, assists our clients in understanding how health and healthcare-related factors may impact economic development goals and land use planning objectives.

Top Ten Issues Affecting Real Estate
Committee Chair, Kathleen Rose presented the 2023/2024 Top Ten Issues published annually by the Counselors of Real Estate at its annual conference in Vancouver, BC – Canada last week. For details see the Report.
ADVISORY PROJECT UPDATES
Rose Associates’ work continues on the following projects:
- In Iredell County, NC Rose Associates in partnership with Clarion Associates is working on the updated Comprehensive 2045 Horizon Plan. The final draft is in review. We previously worked together on the Statesville, NC Comprehensive Plan, adopted last year.
- Rose Associates continues its partnership with McAdams to work on two downtown plans in Clayton, NC and Monroe, NC both in final draft for review.
- Working with VHB, the Rose team is considering transportation and real estate impacts from the region’s continued growth on the US 70 West Corridor, a 19-mile section in Orange & Alamance Counties.
- Rose Associates is excited to expand its strategic partnership with Bolton-Menk/ColeJenest & Stone and our work together on the former Pacific Mill in Lyman, SC. The team is collaborating to envision new life for this strategic site in the town center situated between Spartanburg and Greenville, SC. And its most recent announcement, a site study in Spencer, NC for the Yadkin River District. Our most recent work together with the City of Charlotte has resulted in positive change for the Sugar Creek Corridor as part of the city’s Corridors of Opportunity initiative.
- The Rose Team is also working with several private and local government development projects with their legal and planning teams through the planning and entitlement process, providing strategic positioning and advisory services.
BROKERAGE DIVISION ANNOUNCEMENTS
- Whit’s Custard – Daniel Bellot is representing Whit’s Custard in its site selection and has successfully completed a lease transaction for a new location in Mooresville, NC. This new site opened in Mooresville Town Square. The listing broker was Foundry Commercial.
- The Crazy Pig – Daniel Bellot and Kathleen Rose represented Robert McCrary in a lease transaction for its second location in downtown Elkin, NC. Following its flagship in Davidson, NC this new offering has been met with rave reviews and a wildly successful opening and quarter.
