5 Keys to Attracting Retail

This has been our experience in the Carolinas as Publix has entered the market competing with local brands Food Lion and Harris Teeter (recently bought by Kroger).
How is your local market doing for grocery and other food options? After years of working in the retail shopping center industry and as a consultant we put together a few key things to consider:
- Understand your local market – get updated demographic and economic data to help retailers understand the characteristics of local consumers. Communicating the culture of the community also helps retailers determine market nuances – its not just about population, rooftops and income! What do your residents value most – cost, quality, selection, loyalty programs, or community engagement?
- Update your data to share with prospects – provide the above data in a visual and articulate way. What is the primary and secondary trade area – how far will folks drive or walk for goods/services? No one drives in circles – a 3 or 5 mile radius is not useful to most tenant/site selection consultants or retailers.
- Provide information on what is in the area – who is already in the market? Where are they located and are they clustered together? Like follows like and many retailers like to co-locate with or near others who have a similar consumer profile. What other large demand drivers are in your community – such as a hospital, university or large employer?
- Communicate with local shopping center owners & managers – they are invested in success so listen to their feedback from retail tenants, both positive and negative.
- Be proactive and tell your unique story – shopping center owners & managers may not be local and engage national leasing strategies. Communicate how and why your community is different and what you are hearing from local residents and visitors. And be sure to share any pending news that may make a difference. They need to know they have community support – be a partner in their success. If so, everybody wins!
