Site Selectors Survey
The 2026 Site Selectors Survey is out from Site Selection Magazine. The Carolinas once again made the top of the lists in many categories. When asked to pick the best 3 states for manufacturing, Texas, North Carolina & South Carolina were named in that order. When it comes to best locations for corporate headquarters, Nashville, Atlanta and Charlotte were the top three. And when it comes to workforce development, North Carolina scored the highest. However, the survey also indicated that the top concerns around workforce development going into the new year include labor shortages and affordable housing – both issues that are top of mind in the Carolinas.
PROBLEM? SOLVED.
Many commercial real estate loans are coming due in 2026. According to CRE Daily, approximately $163 billion of loans are maturing in the U.S. Often the challenge is making the numbers work when the loan maturing was at 3.5-4% and new loan offers are 6.5-7%. Asset Business Plans are critical to maintaining or improving return on investment. In 2024 we assisted a private investment company to restructure their 10,000 SF office building. With four private suites of varying sizes, and an existing Owners Association, we were able to hire an attorney to expand the association from two to five units, quickly sell off two units, pay off the loan and allow them to walk away with cash and a unit for one of their operating companies to occupy without any additional debt. As we enter the New Year, watch what the Fed does with interest rates which will move the needle on debt restructuring.

The history of textile mills in North and South Carolina is deeply intertwined with the economic and social development of many communities in our region. Thanks to the continuation of opportunity zones and historic tax credits in the Carolinas, together with the love of history and stories around many of these mills, many are being revitalized and reinvented.
